The property can be utilized as a private residential retreat or due to the excellent location can be exploited as Resort with Dive Shop Operations with various inland tours and fishing tours and because it is only accessible by boat it is very Exclusive!

One can appreciate Manatees in the Southern and Northern Lagoon, and great fishing in the Manatee River.  Also, one can go to the Reef which is approximately 15-17 miles from the property.
