66.70 Acres located 1.8 miles south of an up-and-coming destination in Belize, Sarteneja Village, Corozal District where life seems ideal for many who come to live or invest in Belize.  The traditional fishing Village has now awakened and many developments are taking place and many more investments will start to come.  The warm Caribbean waters along with beautiful myriads of green sea colors makes this place a place to consider to invest and live.

The Topography & Vegetation

The property is relatively flat with majority second growth vegetation. According to the vendor there is a small elevation portion of the property giving great view to the areas and also suspects that there may be some patches of hardwood forest that was untouched.  The land is relatively high and dry with white marl and black fertile soil and may have a small area where water may remain after rains creating seasonal watering hole for the wild animals such as deer, wild cats, birds, and too many to mention.  The area is located north east of the Shipstern Wildlife Reserve which makes the area prone to having many different species of wildlife.

Accessibility

There is a dirt road which is a legal road easement running adjacent to the property but is not built entirely but it is wide enough for one vehicle to drive on and provides all-year-round access to the property.  There is no evidence to show that the road floods or can be problematic to access during the rainy months but always upgrading any troublesome patches of the road would definitely be ideal.

Location
Located in the most northern part of Belize some 44 miles from Corozal Town, Sarteneja Village in the Corozal District has been a very sleepy village until a few years when a few expats starting to purchase property and either holding or getting ready to develop.  With the upgrading of the road with chip/seal pavement will now connect Corozal Town and Sarteneja Village by half the time it used to take before paving.  The road upgrading will be completed within the next two years.
