This is an amazing deal for someone looking for river front property at more than a steal deal price! This property lies inland approximately 15 miles from where the Sittee River meets the warm Caribbean Sea.

30.14 acres has over 712 feet along the southern banks of the Sittee River and situated just under 1 mile off the Southern Highway near Kendal Bridge. The owner is motivated seller due to urgent medical complications. The property is priced way under market value but because of the urgency the price has been drastically reduced for a quick sale.

The property has fairly good road access from the highway but it may require few truckloads of material to address some small areas where may get a bit difficult to pass during the rainy season for vehicles that are 4×2. However, a 4×4 vehicles would have no issue to travel the roads at any time to the property. Electricity is approximately 1 mile from the property near the highway and would cost too much to bring electricity to the property. The best option is to “GO GREEN” and go solar! There is no potable water but one can collect rain water in cisterns and filter and should have sufficient water for the year.

The land is relatively flat and then approximately some 300-400 feet before the river the terrain slopes down for some 15-20 feet towards the Sittee River. This lower tier of land is approximately 3-5 acres which is fertile and owner has used it to plant corn. The banks of the Sittee River is approximately 15-20 feet above the water level. No major flooding has been reported except in 2008 where an extraordinary flash flood affected the area.

There is a small open thatched structure used for resting located where the higher part of the property meets the lower land tier providing amazing panoramic views of the surrounding Maya Mountains and distant view of the Sittee River. There is a small “picado” road that snakes around the neighbour’s property into the 30.14 acre property and it goes from the legal road easement on the southern end to where the thatched structure is located on the north boundary near the Sittee River.

There is wild cane, bamboo along the river, wild orchids, Avocado, some abandon Orange Trees and more. The land is very fertile and one can do gardening or do small scale farming. The property apart from being very fertile it has great potential for Eco-Tourism or retirement property. The river in these part is shallow and no large boats can traverse but one can use canoes to enjoy the cinematic flora and wildlife along the Sittee River.

The property is approximately 2 ½ miles from Maya Centre and the Cockscomb Basin Jaguar Preserve which are areas of great tourism importance in Belize. Kendal is almost dead center between Dangriga and Placencia making the area a high demand for real estate. Placencia Village is approximately 30 miles away and Dangriga Town only 23 miles away. Hopkins Village is a very nice area to visit with nice beach and is only 13 miles away. Philip International Airport is approximately 91 miles from the property.
